The Senior Project Development Manager at Filinvest Land,Inc. for Naga and Palawan oversees the comprehensive development of Residential projects in these regions. The position will be based in Naga and would be required to travel to Palawan.
KEY FUNCTIONS/DUTIES AND RESPONSIBILITIES:
Responsible for the growth and profitability of the business Over-all in charge of the project development team who will lead, manage, and supervise the planning, implementation, development, operations, marketing, etc as well as ensure the success of our various projects under FLI Conducts the financial feasibility, project evaluation, and market studies supporting the project development process for new project phase launches. In charge of networking with various local government units, business groups, land-owners, brokers and others to help support the permits, secure business deals and look for opportunities for growth. Responsible for the setting and attainment of the annual business objectives, budgets and financial commitments of the joint-venture projects and FLI projects Helps manage, coordinate, and maintain good relations with joint-venture partners, and other stakeholders of our various companies and JV projects. Provides the proper guidance, leadership and training in coordination with the Human Resources head for the people and staff. Manages and supervises all employees under his team; perform HR functions. Business and Project Development
Leads FLI in looking for potential business opportunities, including looking for new properties / potential partners / investors / operators for its proposed hospitality projects. Ensures a steady stream of projects in the pipeline for continued business growth. Negotiates with parties to acquire new properties. Maintains relations with investors and JV Partners Customer Service
Ensures the department establishes presence and customer engagement in every transaction. Resolves Buyer concerns/complaints. Corporate Governance and Social Responsibility
Ensures that all major decisions are cleared with higher management. Ensures that all company expenditures are audited and pass through the appropriate approving bodies. Ensures that his/her projects benefit the host communities, protect the environment and contribute to nation-building. Brand Building
Acts as the brand champion and leads efforts to communicate and deliver the brand promise to stakeholders Project Planning and Strategy
Develop and implement project plans, including timelines, budgets, and resource allocation. Conduct feasibility studies and market analysis to identify potential real estate development opportunities. Define project scope, goals, and deliverables. Team Leadership
Lead and manage a multidisciplinary team, including architects, engineers, contractors, and other professionals. Foster a collaborative and productive working environment. Provide direction and guidance to team members throughout the project lifecycle. Financial Management
Oversee budgeting and financial forecasting for real estate projects. Monitor project costs and ensure adherence to budgetary constraints. Identify cost-saving opportunities without compromising project quality. Regulatory Compliance
Stay informed about local zoning laws, building codes, and other regulations. Ensure that all projects comply with legal and regulatory requirements. Obtain necessary permits and approvals for development projects. Site Selection and Acquisition
Identify and evaluate potential project sites. Negotiate land acquisition deals and coordinate due diligence processes. Work with legal and financial teams to finalize land purchases. Design and Development
Collaborate with architects and design teams to create project concepts. Oversee the development of detailed project plans and specifications. Monitor construction progress to ensure alignment with design and quality standards. Stakeholder Communication
Communicate project progress, challenges, and milestones to internal and external stakeholders. Build and maintain relationships with investors, government officials, and other relevant parties. Risk Management
Identify potential risks and develop risk mitigation strategies. Implement effective risk management practices throughout the project lifecycle. Minimum Qualifications:
Bachelor's degree in a related field
At least 5 years of experience in project development or real estate, strong leadership and communication skills, proficiency in project management tools, and willingness to travel between Naga and Palawan.
