Duties and Responsibilities:
1. Lead and supervise the engineering team, including hiring, training, and performance evaluation.
2. Develop and implement engineering policies, procedures, and best practices.
3. Coordinate with property management, leasing, and administrative teams to ensure seamless operations.
4.Oversee the maintenance and operation of electrical, plumbing, and other building systems.
5. Develop and manage preventive maintenance schedules to ensure optimal performance and longevity of equipment.
6. Ensure compliance with local, state, and federal regulations regarding building operations and safety.
7. Prepare and manage the engineering department's budget, including expenses for maintenance, repairs, and capital projects.
8. Monitor and control expenditures to stay within budgetary constraints.
9. Evaluate and approve purchase requests for equipment and supplies.
10. Plan, coordinate, and oversee engineering projects, including upgrades, renovations, and new installations.
11.. Conduct regular inspections to monitor progress and ensure quality standards are met.
12. Implement and enforce safety protocols to ensure a safe working environment for all staff and tenants.
14. Conduct regular safety inspections and address any identified hazards or deficiencies.
15. Ensure compliance with all applicable safety regulations and building codes.
16.Maintain accurate records of maintenance activities, equipment inventories, and project documentation.
17. Prepare and submit regular reports on engineering activities, budget performance, and project status.
18. Utilize property management software to track work orders, preventive maintenance, and other tasks.
Qualifications, Skills and Experience:
1. Bachelor's degree in Engineering (Mechanical, Electrical, Civil, or related field).
2. Professional Engineer license is preferred.
3. Minimum of 5 years of experience in property management or building engineering, with at least 3 years in a supervisory role.
4. Strong knowledge of MEP systems, building codes, and safety regulations.
5. Excellent leadership, communication, and organizational skills.
6. Proficiency in property management software and Microsoft Office Suite.
7. Ability to manage multiple projects and priorities simultaneously.
