Duties & Responsibilities:
1. Perform regular inspections and maintenance of electrical systems, plumbing, and other critical building infrastructure.
2. Respond to maintenance requests from residents and the property management team, addressing issues in a timely and professional manner.
3. Conduct preventative maintenance on building systems and equipment to prevent breakdowns and costly repairs.
4. Repair or replace faulty equipment, fixtures, and appliances in common areas, such as lighting, security systems, and entry/exit barriers.
5. Monitor and operate building automation systems, ensuring optimal performance of all technical systems.
6. Assist in the management of energy consumption, implementing energy-saving practices as required.
7. Coordinate with third-party contractors for specialized repairs, ensuring work meets the condo corporation's standards.
8. Maintain detailed records of all maintenance activities, including service reports and equipment logs.
9.Ensure compliance with all local building codes, safety regulations, and industry standards.
10. Perform routine safety inspections of the property, including fire alarms, extinguishers, and emergency exits.
11. Participate in safety drills and provide input for emergency preparedness plans.
12. Address any safety hazards promptly and report them to the property management team.
13. Communicate effectively with residents regarding maintenance schedules, repairs, and service interruptions.
14. Provide excellent customer service to residents, addressing concerns and questions related to building maintenance.
15. Collaborate with the property management team to ensure resident satisfaction and efficient operations.
16.Manage inventory of maintenance supplies and equipment, ensuring adequate stock levels.
17. Order and receive maintenance supplies as needed, keeping track of expenses and staying within budget.
18. Maintain the maintenance workshop and storage areas in an organized and safe manner.
Qualifications, Skills and Experience:
1. High school diploma or equivalent; technical certification or associate degree in a related field preferred.
2. Experience in building maintenance, preferably in a residential or condominium setting.
3. Strong knowledge of HVAC, electrical, plumbing, and building automation systems.
4. Ability to read and interpret technical manuals, schematics, and blueprints.
5. Excellent problem-solving skills and the ability to work independently.
6. Strong communication and interpersonal skills, with a customer-service-oriented attitude.
7. Physical ability to perform maintenance tasks, including lifting heavy objects and working in various environmental conditions.
8. Valid driver's license and ability to operate maintenance vehicles and equipment.
