Location: Cyberscape Building, Ortigas, Pasig City
Work Set-up & Shift: Temporary WFH & Night Shift (the work set-up might change depending on client evaluation and employee performance). Position Summary:
We are seeking an experienced Senior Property Accountant to join our diverse and growing team of property management professionals. This position focuses heavily on full-cycle accounting and financial reporting for a portfolio of affordable housing properties in Long Island City, Queens, New York, USA.
Your Role: 1. Manage full-cycle accounting for a portfolio of affordable housing properties using GAAP. The responsibilities include but are not limited to:
• Performing monthly bank reconciliations (checking, money market, and security accounts)
• Reviewing general ledger monthly to check for inaccuracies and identify risks
• Prepare and journalize revenue and expense accruals, vacancy loss calculations, depreciation and amortization and other adjustments as necessary
• Review invoices to ensure proper recording of accounts payable and accounts receivable
• Processing payments and maintaining a schedule of property-specific payment obligations
• Conducting month-end closing procedures and reconciliations
• Preparing annual budgets
• Preparing financial reports and analyses as required by external investors and regulatory agencies
• Serving as point of contact for year-end audits and tax preparation performed by third parties
2. Monitor cash positions and work with Maintenance department to inform payment priority decisions
3. Analyze and/or assist with analysis of accounting transactions as necessary to solve issues that may arise
4. Provide accurate and timely financial reports externally on monthly, quarterly, and annual bases as required by investors and regulatory agencies, as well as internally as required by senior staff
5. Prepare and file Real Estate Income Expenses ("RPIE") for NYC properties
6. Prepare and file Form-1099s with IRS
7. Ensure books and financials are in accordance with all required accounting standards
8. Apply the financial policies and procedures of the company and raise any inconsistencies and problems to the attention of management.
Qualifications:
• Bachelor's Degree in Accounting, Finance or any other related fields.
• At least 3-5 years of experience as an Accountant with strong background in full-cycle accounting and financial reporting.
• Excellent Communication Skills (both written and verbal)
• Proficient in using Microsoft Office Applications specifically Excel.
• Preferably with Experience in using Yardi and/or other property management software.
• Ability to effectively communicate and respond to internal and external accounting concerns.
• Has initiative and excellent time management skills in handling multiple projects to meet deadlines with high level of accuracy and attention to detail.
• Ability to exercise discretion and maintain confidentiality when dealing with sensitive information.
• Ability to recognize opportunities to improve processes and operations and participate in developing solutions at the individual, department, inter-department and/or company levels.
• Amenable to Work on Night Shift.
• Amenable to Work From Home until further notice (this might change depending on client evaluation and employee performance).
