The PROJECT Manager is directly reporting to the PROJECT DIRECTOR/ OPERATION MANAGER and the main responsibilities of the Project Manager are outlined as follows:
a. Prepare the overall plan and monitor of the installation work programmed to ensure successful completion of the project will deliver on time with quality within the budget
b. Be the key personnel for technical and management decisions on the project.
c. Liaise with the general contractor for overall construction planning and implementation of rules and regulations. includes the acquisition of permits/ licenses occupancy bonds and insurance as well as bidding and awarding
d. Covers project planning organizing leading monitoring reporting and controlling during the actual construction works
e. Timely Payment processes and billings
f. Supervision and monitoring of progress accomplishments
g. Prepares Pert /CPM, from Bills of Materials, labor, schedules, tools, and equipment
h. Counter checking of the designs plans and submittals
i. Handles and reviews contracts and documents of the awarded projects
j. Monitors project cash flows of each project
k. To conduct final post-construction testing and commissioning on all electromechanical, auxiliary & plumbing systems of newly constructed projects prior to turning over to property managers
l, Assure that the installed equipment and systems conform to the standard working parameters set by the consultants of the project based on best practices
m. Coordination, planning, design, engineering, construction management, contracting, procurement, project controls, and other services for the construction of new facilities, upgrading of existing facilities, and transfer of technology.
o. Testing and commissioning of all electro Mechanical work of all new buildings. to ensure the optimum performance and system reliability of the building.
p. Supervision on the testing and commissioning of all electro-mechanical facilities during the pre-operational stage
q. Supervision on the evaluation and comparison of actual equipment performances versus original consultant design criteria and performance codes
r. Evaluation of testing and commissioning procedures submitted by the contractor
s. Turn-over of all commissioned equipment to the building admin
QUALIFICATION :
Years of Experience: 2-5 years in the Refrigeration and air-conditioning company or construction industry
