**BASIC FUNCTION**
Is responsible for providing efficient and adequate building and equipment maintenance and ancillary services for the Property.
**PRINCIPAL DUTIES AND RESPONSIBILITIES**
1.
Provides technical advice and assistance to the Property Manager on matters involving operations, engineering and maintenance of the building, its equipment and other facilities.
2.
Identifies and determines repair, maintenance and improvement requirements of structures, equipment and facilities within the Property and recommends changes to improve maintenance efficiency and reduce operating costs.
3.
Develops, recommends and implements a preventive and operating equipment maintenance program and the manual for equipment operation.
4.
Develops, recommends and implements approved budgets.
Monitors actual costs vs. budgets and submits reports and recommendations to improve budget performance.
5.
Studies and recommends the most efficient and economical methods of acquisitions, services, maintenance and modernization of mechanical and electrical equipment and parts.
6.
Conducts periodic inspection of the Property to monitor the status, condition, progress and repair services of the building from roof to flooring; conditions of roadways; efficiency of drainage and canal systems; sufficiency and safety of power and water supply; upkeep of parking areas; and efficiency of mechanical equipment and other facilities.
7.
Conducts periodic inspection of the condition of grease traps, exhaust and air conditioning vents, sprinkler, fire extinguishers, and utility outlets to ensure that safety standards are met.
8.
Ensures that all utility users are properly registered with appropriate metering devices, reports the same to Billing, and ensures users are billed accurately.
Periodically inspects the meters to ensure that these are functioning properly.
9.
Entertains lessees' inquiries, complaints or requests on maintenance services and attends to them promptly.
10.
Evaluates and supervises closely work of contractual agency workers and other maintenance service contractors.
11.
Maintains and updates the records of mechanical and electrical equipment, which include statistics and information on acquisition date, estimated useful life, breakdowns, repair costs, and other relevant information.
Ensures proper maintenance and safekeeping of other files and records.
12.
Acts as one of the Safety Brigade Team Leaders of his area and responds to all types of emergency situations.
13.
Prepares and submits necessary reports.
14.
Assumes responsibility for the discipline, attendance, work performance, counseling, training and development of personnel under his supervision.
15.
Performs other related duties as assigned by the Operations/Facilities Manager.
**QUALIFICATIONS**
A.
Education
College degree, preferably in Mechanical or Electrical Engineering, with license to practice.
B.
Experience
Two years experience in building maintenance administration work.
C. Special Qualities/Requirements
Must possess supervisory, leadership and PR skills.
**Salary**: Php350,000.00 - Php420,000.00 per year

Ability to commute/relocate:
- Quezon City: Reliably commute or planning to relocate before starting work (required)
**Experience**:
- Maintenance Officer: 3 years (preferred)
License/Certification:
- Licensed Electrical Engineer or Mechanical Engineer (preferred)
