JOHNDORF VENTURES CORPORATIONIs currently looking for:  LAND ACQUISITION OFFICER (CEBU-URGENT)  JOB SUMMARY The Land Acquisition Officer is responsible for finding potential real estate development land and monitoring both existing and potential raw land investments. They must be able to create and sustain relationships with brokers, landowners, and government officials. They must also be familiar with land or project development process, due diligence, and title & tax declaration transfers. DUTIES & RESPONSIBILITIES Project FeasibilityGive an initial assessment of the eyed property's potentialDue DiligenceConducts technicaland legal due diligence before the acquisition of the project by checking property documents such as land titles, tax declarations, tax clearances, real property taxes, vicinity maps, and lot and topographic plansInitiates raw land property visitsNegotiationRecommends type of acquisition, price, payment terms, etc.Create and maintain connections with brokers, landowners, and government officialsTitle TransferLeads in Contract to Sell (CTS) and/or Deed of Absolute Sale (DOAS) executionPerform title and tax declaration transfers with government agencies where the land bank is locatedLand-bankingMonitors existing and potential raw land investmentsChecks potential areas for acquisition
