Land Acquisition Assistant - Liaison

JOB SUMMARY:The Land Acquisition Assistant is responsible for filing and securing the transfer of title ownership from Seller to PAAPDC. He shall request all pertinent documents such as Certified True copies of Titles, Tax Declaration, Tax Clearances, as well as payment of BIR and LGU taxes.DUTIES & RESPONSIBILITIES:· Coordinate with Land Acquisition Associate (Due Diligence/DAR) for properties to apply for Certificate of Registration and transfer of ownership of newly acquired lots.· Request all relevant documents such as Tax Clearance, certified true copy of Tax Declaration and Title, Certificate of No Improvement, and other related certifications.· Request for assessment and payment of mother titles taxes in LBP / LGU.o Estate tax (if applicable)o Documentary Stamp Taxo Capital Gains Taxo Transfer Tax of Estate (if applicable)o Transfer Tax of Saleo Real Property Tax· Process and secure Certificate Authorizing Registration from the Bureau of Internal Revenue.· Process and secure transfer of mother titles and tax declarations from Seller to PAAPDC.· Prepare weekly accomplishment report.MINIMUM QUALIFICATIONS:-Graduate of any 4-year course; preferably a business course-Minimum of 6 months – 1 year of work-related experience-Basic knowledge in MS Office-Excellent communication, human relations, and listening skills
