Work Location: AlabangWork Schedule: Mondays to Fridays (8am to 5:48pm)Job Summary: To work with the FFMI management in achieving the target growth of client Filinvest REIT corporation (FILRT), by implementing its investment strategy, asset infusion and financial management of the assets for a continued accretion of the valuation of the FILRTs asset portfolio. Ensure the satisfactory performance of obligation of FFMI pursuant to the Fund Management Agreement, and in compliance to the REIT Implementing Rules and Regulations. Key Functions & Responsibilities:1. Financial reporting and complianceRegular financial reports to(1) FILRT company for the results of its operations and to (2) FFMI for its own corporate financial reports timely and accurate release of the financial statements by entity and consolidated, to the management. EXECOM Monthly; Board of Directors quarterly; Annual report to the Stockholders; may also include information required for Investor Relations events and press releasesAudit and special engagements - Work with the external auditors for the Timely and accurate release ofthe Annual Audited financial statements and other reports as necessary per special engagements, if any.It will also include the engagement of Internal Audit or external audit to check on the titles and agreements of the assets within the FILRT2. Portfolio Management to protect shareholder yieldsFinancial management ensure prudent fund management, ensure healthy and stable financial condition of the company.Revenue enhancements - work with leasing team to analyse the market and provides recommendation to the REITCo to achieve higher revenues without necessity of high investmentExpense control work with Property management on the upkeep and maintenance of the assets to prevent degradation. analyse costs and implement measures to achieve better efficiency; especially the maintenance programs of the assets3. Asset Divestment to avoid devaluationLook for proper avenues for divestment, brokers, to conclude such transaction.Evaluation of other FDC/FLI assets and deal structuring to infuse into the REIT to include(1) Hospitality assets(2) Malls/Industrial Parks(3) Other AssetsDIRECT REPORTS: Finance Staff of FFMI & Functional supervision to the finance team of the REIT companyEDUCATION, TECHNICAL COMPETENCIES AND SKILLS:Accountancy Graduate ; Must be a CPA with 5-7 years experienceWith CFA and/or MBA, CPA is preferred7-10 years of experience in financial modelling, corporate planning, deal structuringHas led a team of analysts/accountants or coordinated in a project-based teamExperienced in budgeting, forecasting, financial modelling, structuring, fund managementGood handle of Accounting and Finance; expert in Excel or Financial Modelling such as CoralityWith leadership and excellent written and verbal communication skillsWith good interpersonal skillsPreferably with Special Financial Project Management SkillsPreferably with extensive experience on Property leasing businessWith excellent oral and written communication skills
