Accounting Specialist (Under Real Estate Management)

The Accounting Specialist maintains financial records related to property transactions, operations, and investments. This role ensures compliance with accounting standards and provides detailed financial reporting to support decision-making and maximize profitability.

Responsibilities:

Financial Transactions and Recordkeeping:
Process and record financial transactions related to property acquisitions, sales, leases, and management.
Maintain accurate general ledger entries and reconcile accounts regularly.

Accounts Payable and Receivable:
Handle invoicing, payments, and collections for tenants, vendors, and contractors.
Monitor accounts receivable and ensure timely collections from tenants or other stakeholders.

Lease Administration and Compliance:
Review lease agreements for financial terms and ensure proper recording in accounting systems.
Verify tenant compliance with payment schedules and escalate discrepancies as needed.

Compliance and Auditing:
Ensure adherence to real estate-specific accounting standards (e.g., GAAP or IFRS).
Prepare documentation and reports for internal and external audits.

Fixed assets management:
Maintain an accurate register of all fixed assets, including land, buildings, equipment, and improvements.
Classify assets based on type, location, and purpose.
Calculate and record depreciation expenses under accounting standards

Collaboration and Communication:
Work closely with property managers, and legal teams to ensure seamless financial operations.
Serve as a point of contact for tenant inquiries regarding billing or financial discrepancies.

QUALIFICATIONS:

Candidates must have graduated with a Bachelor of Science in Accountancy or a related major in Accounting.
Excellent written and oral communication skills
Highly analytical, well-organized, and adept with interpersonal skills
Familiar with the computerized accounting system.
