Site Development Manager

Summary of the Position:

The Site Development Manager is primarily responsible for site acquisition within the set timeline and budget. The position is also required to work with Business Development Manager, National Business and Franchise Operations Manager, Assistant Franchise Recruitment Manager to craft the Market Development Plan.

Qualifications

College Graduate of any business course
Experience
At least 10 to 15 years in food service industry from major companies
Duties and Responsibilities

Site Sourcing
Plots potential areas for expansion in coordination with the Asst. Franchise Recruitment Manager, National Business and Franchise Operations Manager and Marketing Manager
Defines Sales Area and Market boundaries in partnership with Marketing Department and Sales Operations Manager
- Periodically reviews approved Market Development Plan and adjust the same if needed; subject to the approval of the Business Development Manager, NBFOM and the Assistant General Manager
Keeps himself or herself updated with government projects or initiatives that may affect site acquisition
Reviews all contracts of lease to ensure that everything is in order and follows the policies set by the company
Screen quoted rent rates and determine if the same are reasonable and within the range set by Minute Burger
Ensures that all sites acquired are within the standard policies set by Minute Burger in terms of size, location and rental price
Reviews possible store sites and approves the same if qualified
Ensure that the Geo map is updated annually and accurate
2. Site Profitability

Monitors site acquisition progress and addresses all concerns that cause delays
Maintains good relationship with lessors
Ensures that all sites needed by the business to expand are acquired in a timely manner and within the set budget
Sees to it that timeline for site acquisition targets is met
3. Site Acquisition Process Management

Ensures that all contracts of lease entered to by the company are in order
Sets and establishes a standardized schedule of acceptable rent range per area to serve as guide for Site Development personnel
Screen quoted rent rates outside set standard and determine if the same are reasonable and within the range set by Minute Burger
4. Site Feasibility and Profitability

Ensures that all sites approved are within set budget and price range
Addresses all lessor issues including concerns including contracts and other agreements
5. Continuous Learning

Attends at least 16 hours of skills development training annually
Performs other duties and responsibilities that may be assigned by the Division President or the Assistant General Manager from time to time

7. Discipline

Ensures all subordinates are complaint to company policies and procedures
Ensures all subordinates attend all trainings required by HRD
Evaluates the performance of subordinates
Prepares weekly reports and attends weekly updates meeting with the Assistant General Manager
Approves leaves of direct reports, cash advances, reimbursements, travel forms, official business forms and other forms and documents pertinent to the performance of his or her direct reports' duties and responsibilities
Implements all projects within the approved budget
