The Senior Property Engineer is responsible for maintaining and enhancing the physical infrastructure of properties, ensuring all building systems operate efficiently and effectively. This role also involves managing and overseeing the operational aspects of leased and sub-leased properties, including property maintenance, tenant relations, financial performance, compliance with property laws and safety regulations, and handling leasing-related activities to optimize property performance and tenant satisfaction.
DUTIES AND RESPONSIBILITIES Maintenance and Infrastructure:Collaborate with Site Operations team in the conduct of regular inspections of properties to identify and resolve maintenance issues.Ensure that preventative maintenance is performed on building systems, including HVAC, electrical, plumbing, and fire safety systems.Operational Management:Oversee the day-to-day operations of leased and sub-leased properties.Work closely with leasing partners especially in getting sub-leasing leads and clients.Ensure compliance with all safety regulations and building codes.Maintain accurate records of maintenance activities, repairs, and inspections.Assist in budget preparation and manage maintenance expenses within allocated budgets.Collaborate with property management and other functional areas to address tenant concerns and improve overall property conditions.Formulate, review, and revise property management house rules, regulations, and policies.Provide insights and technical advisory on matters pertaining to property management.Assist in the review of sub-leasing contracts.Tenants Relations:Maintain positive relationships with tenants and address their concerns promptly.Conduct property tours and assist in the sub-leasing process by preparing properties for showings and addressing potential tenant inquiries.Ensure tenant satisfaction by providing high-quality maintenance and operational support.Prepare and manage property budgets, including forecasting and analyzing financial performance from operational perspectives.Assist in developing strategies to maximize rental income and property value.Monitor and control maintenance expenses to stay within budgetary constraints.Compliance & Safety:Ensure all properties comply with relevant property laws and safety regulations.Stay updated on industry trends and advancements in building technologies.Implement safety protocols and conduct regular safety drills and inspections.EDUCATION & EXPERIENCE Relevant Degree in Engineering, Facilities Management, or a related field.3+ Years of experience in property or facilities management.Strong knowledge of building systems, including HVAC, electrical, plumbing, and fire safety.Certification in facilities management or a related field is a plus.SKILLS Strong communication and interpersonal skills.Good English language comprehension and writing skills.Ability to manage multiple tasks, prioritize effectively, and meet deadlines.Excellent problem-solving skills and attention to detail.Intermediate to advanced skills with Microsoft Office Suite, Outlook, intranet/internet.
